Art in
Architecture: Changing the Face of Affordable Housing
AIA
Orlando’s Art in Architecture program started in 2003 when
the regional realtors’ association with four (4) lots and a
desire to put affordable housing on them came to AIA Orlando for
pro-bono help to improve the design. Noticed by the National
Association of Realtors, the project was designated a national pilot
program. Concurrently Winter Park identified ten (10) lots in
a redevelopment area for affordable housing and again AIA Orlando
responded.
Art in Architecture addresses these community concerns:
- NIMBY attitudes toward affordable
housing
- Shortage of affordable units
- Rising costs of housing and
transportation
- The American dream of home ownership
- Limited access to urban amenities
for residents of affordable units
Working with public officials, the real estate community, the home
builders association, interior design organizations, bankers, Fannie
Mae and other assistance providers, AIA Orlando was able to build a
comprehensive program. It includes pro-bono design services,
builders at least willing if not always eager to include affordable
units in their developments, county supported down payment assistance,
a new home owners education program and a community land trust program.
With a fifty-four (54) house subdivision to address, AIA Orlando
introduced alternatives to the site plan that would bind this
neighborhood with the larger community. They designed six
floor plans varying from one to two stories and varying in size.
In addition to the benefit to families who are able to buy one of these
Art in Architecture houses, the community reaps considerable benefit:
- An enhanced public realm
- Enhancement of community pride
- Support for economic development
- Workforce housing located near
urban amenities
- A pattern of collaboration between
the neighborhood and City officials.
The DVD documenting Art in Architecture will be available in March 2008.
